Airbnb fees vs direct booking
Direct booking does not make every cost disappear. It replaces some distribution fees with your own payment, acquisition and operating costs. A useful comparison starts with actual statements.
Compare the same basis
Use a complete period and record gross stay revenue, service fees actually withheld, guest fees when visible and your net payout. Airbnb states that several fee structures exist and may change.
For direct bookings, include payment processing, any subscription, refunds or disputes and acquisition cost. Stripe pricing varies by payment method, country, currency and account terms.
- Total paid by the traveller.
- Net amount received by the host.
- Platform or payment fees.
- Time and budget needed to win the booking.

Create a checkable estimate
Use annual volume, average price, the commission rate observed and a cautious direct-share assumption. The calculator separates existing revenue moved direct from commission potentially avoided.
Do not describe shifted revenue as extra revenue. Only the difference in costs is a potential margin gain.
