Develop direct bookings after an Airbnb stay

A former guest is not automatically a prospect you may solicit off platform. Respect the Airbnb booking and its rules, then build an independent presence travellers can find themselves.

What Airbnb policy prohibits

Airbnb’s Off-Platform Policy prohibits asking or encouraging users to move current, future or repeat bookings off Airbnb. It also prohibits outbound links and discounts designed to close elsewhere in Airbnb listings or messages.

Do not cancel, extend or renew elsewhere a booking that started on Airbnb. Communications, payments and changes related to that stay remain on the platform.

  • Do not send a direct link through Airbnb messaging to bypass the platform.
  • Do not reuse stay contact details for marketing without a lawful basis and consent.
  • Do not offer a discount in exchange for an off-platform booking.

Build a genuinely independent channel

Your direct site can be discovered through your brand, destination, useful content, business profile or external recommendations. The traveller then chooses that channel independently of an Airbnb transaction.

Show the total price, stay terms, cancellation policy and contact method clearly. Obtain explicit consent for marketing and retain evidence where applicable.

  • Use a memorable URL for the property.
  • Publish useful local information that answers real searches.
  • Ask for separate consent before newsletters or offers.
  • Keep the booking on Airbnb when the enquiry began there.

Keep the traveller journey simple

Let travellers identify the property, check availability, select dates and see the total before payment. A direct request can remain manual until payment, deposit or contract settings are ready.

iCal feeds consolidate calendars but may be delayed. Check sensitive dates and keep operational safeguards when several channels remain open.
